Since, for most of us, our house, represents our single – biggest, financial asset, doesn’t it make sense, for those, considering selling their home, to take advantage of a strategy, which will help, get the finest, possible results, etc? After over a decade, as a Real Estate Licensed Salesperson, in the state of New York, I have attempted to focus, on some of the key concepts and issues, and refer to these, as the AMEN of effectively, selling houses. Hopefully, when these are considered, and addressed, the entire transaction period, from the time, when one decides, to sell his home, through the entire process, and culminating, in the closing period, we see better results, and a far less stressful experience. With that in mind, this article will attempt to briefly, examine, consider, and discuss, using the mnemonic approach, why this is meaningful and significant.
1. Agent; articulate; attention; aptitude: Before hiring a specific real estate agent, take the time to carefully interview several, and select the one, which you feel, is the best fit, for you! Some of the attributes and assets you should seek, include: focus and attention (service to you); well – developed, relevant aptitude, and skill – set; how well one articulates his approach, ideas, and ways, to provide the finest service!
2. Marketing: As part of your interview process, ask how an agent, will effectively, market your property. Demand this process, be customized, for your specific home, rather than merely, another, same – old, same – old, cookie – cutter approach! Get the details of the marketing plan, process, and approach, what it includes, and the reasoning/ reasons/ rationale, behind this system. The better one’s marketing plan, and system, the greater, the opportunities, etc.
3. Empathy; excellence: Unless/ until, a prospective agent, demonstrates, a willingness to effectively listen, and learn, from every experience and conversation, in order to learn your needs, goals, priorities, and perceptions, and proceed, with the utmost degree of genuine empathy, you won’t be served, with the level of excellence, you need, and deserve!
4. Nuances; neighborhood: How will a real estate professional, recognize, and address, the niche, your house, fits closest do, and use that knowledge and information, to proceed, with the specific nuances, to address, the right set of qualified, prospective buyers? Objectively, what are the assets, and negatives, of the neighborhood, in terms of safety, convenience, schools, etc? An agent with local knowledge, often, helps with this objectivity and focus.
Selling homes might not be, brain surgery, but using a quality approach, helps get it done, more effectively, etc. Using the AMEN approach and system, is a good, starting point!
